How Stamp Duty Land Tax (SDLT) is calculated

Stamp Duty Land Tax is calculated according to percentage rates that increase with the purchase price.

As the price increases through different price ranges above £125,000 the percentage applied to that range increases which can make it difficult to understand the actual percentage being applied.

See the table below to see the percentage applied through each price range:

Property Price Rate of SDLT Maximum payable for range
Up to £125,000 0% £0.00
£125,001 to £250,000 2% Up to £2,500
£250,001 to £925,000 5% Up to £36,250
£925,001 to £1,500,000 10% Up to £93,750
£1,500,001 and above 12% No maximum
